Truckee Communities:

Alpine Meadows            

Located just past Squaw Valley on Highway 89 south sits the charming area of Alpine Meadows.  Alpine also caters to the full-time and part-time resident.  Known more for its reputation of skiing, Alpine draws the more advanced skiers to their mountain and is a local favorite.    Number of home sites and condominiums are smaller when compared to some of the other larger ski resorts making it a desirable place to buy.  

 Armstrong Tract/Blitz Tract

This area sits across from the Tahoe-Truckee Factory Stores off Donner Pass Road.  The neighborhood houses mostly primary residents and has beautiful views.  Some areas will have freeway noise from Interstate 80; but many homes have the most beautiful panoramic views of Donner Lake without the Donner Lake price tag.

 Donner Lake

Both families and second home owners reside at Donner Lake, most within walking distance of the water. History buffs and nature seekers are drawn to this area bordered by the Donner Memorial Stale Park on the east and Donner Summit on the west. Up Old Highway 40 are the Historic China Wall and Rainbow Bridge. At the west end of the lake, the local Park District maintains a beach with a snack bar and playground. People can purchase a season pass or pay-per-use charge. A public boat launch is also available. There are Homeowner's Associations with private beaches/docks for some properties.

Gateway, Meadow Park and Donner Trail

These neighborhoods off Donner Pass Road are near the Tahoe Forest Hospital and behind the Truckee Donner Public Utility District, and are comprised mostly of primary residents. Donner Trail is popular for its close proximity to downtown and its southern exposure. Gateway and Meadow Park are some of Truckee's oldest neighborhoods, developed in the 1940s.  Be within walking distance to everything!

 Glenshire

Among the more popular family neighborhoods is Glenshire, located about six miles east of downtown Truckee making it a closer proximity to Reno. The Homeowner’s Association offers tennis, a pool and clubhouse. There are also many horse properties with equestrian easements. Within Glenshire are smaller areas including Cambridge Estates, the Meadows, Juniper Hills, Sierra Bluffs, Tahoe Boca Estates, Elkhorn Ridge and Juniper Creek Ranch. Glenshire is made up of mostly full-time residents and one of the two Truckee Elementary Schools is located there.

 Gray’s Crossing

Gray’s Crossing is another option in the private golf clubs of the area.  Gray’s Crossing is a neighborhood built around a village featuring café’s and shops and complete with a private Peter Jacobsen/Jim Hardy 18 hole golf course.  Bike through the extensive trail system throughout the development.  Gray’s Crossing offers an array of ownership opportunities in five distinct  neighborhoods.  The development includes 377 home sites,  23 Townhome residences, 21 lofts above the village retail (built soon) and 89 single family cottages.

 Lahontan

Lahontan is one of the few private gated golf club communities in North Lake Tahoe.   It includes the Tom Weiskopf designed 18-hole and nine-hole Par 3  golf courses, an unprecedented  variety of year round family recreational amenities and 910 acres of Sierra parkland. Lahontan has been meticulously crafted to offer an incomparable golf  and living experience rivaling the finest private golf communities in the nation.

 Martis Camp

Martis Camp is another one of the few private and ski communities.  Most importantly, Martis Camp has the ONLY private ski access to Northstar.  The development prides itself in keeping Tahoe tradition (embracing all that is epic about Truckee/Tahoe) while introducing innovative design that captures imagination.  Tucked in the heart of Martis Valley, elevations range from 5,900 – 7,100 feet which provide compelling views.  There is a maximum of 653 home sites in 2,177 acres.  Estate and Cabin home sites  range from 1-4 acres.

 Northstar 

Catering to the full-time, seasonal or second home owner, Northstar is an all season, family oriented destination resort with many amenities such as tennis, golf, horseback riding and of course skiing in the winter. One of the finest mountain villages, the new Village at Northstar is flourishing. Featuring luxury condominiums, a variety of shopping options, galleries, restaurants and a year-round skating rink.  A new Ritz Carlton has just been completed.  

Old Greenwood

Situated on 600 acres of towering pines and blue-sage covered hills, Old Greenwood offers a magnificent setting for the Tahoe mountain lifestyle.  Just 99 homes sites along with custom homes, 15 villas and a number of fractional ownerships are situated alongside a Jack Nicklaus golf course.  Special membership to the Tahoe Mountain Club is available for owners of Old Greenwood, allowing you to experience some of the finest amenities in the entire area..

  Olympic Heights

Perched on a south-facing hill between downtown Truckee and Glenshire, this neighborhood offers a unique advantage in a region with long winters - lots of sunshine. This area is perfect for passive solar homes. Along with fabulous views of Martis Valley and the back of Northstar, it is also next to a meadow that deer use in their annual migrations. Olympic Heights is an older neighborhood and consists of both full-time and part-time owners.

 Prosser Lake Heights/Pine Forest

These two communities offer a limited amount of spacious home sites surrounded by 130 acres of permanent open space. This area is located off HWY 89 north (across from Prosser Lakeview Estates) near Alder Creek Middle School.  Expect lots of trees and open space for hiking and exploring!

 Prosser Lakeview Estates

Located off HWY 89 north, this neighborhood offers a quiet area with lots of trees and snow. Consisting of both primary and secondary residents, Prosser Lakeview provides easy access to fishing and camping on Prosser Reservoir as well as miles of equestrian and mountain/dirt biking trails. Properties on Prosser Dam Road are zoned for horses.

 Sierra Meadows/Ponderosa Palisades/Ponderosa Ranchos/MartisWoods Estates

Lots of families share these four adjacent neighborhoods with second homeowners who want to be close to the Truckee/Tahoe Airport on Hwy 267 and the Northstar ski hills.  Sierra Meadows has a Homeowner’s Association with tennis courts and a pool. The remaining three areas do not have an association or amenities. An advantage of some of these areas include larger parcels/lots, zoning for horses and are close to miles of riding trails.

 Squaw Valley

Also catering to full-time and part-time users, Squaw Valley is also a family orientated destination resort.  Squaw also boasts a top-notch mountain village with luxury condominiums, shopping, specialty stores, restaurants and more.  Never get bored with the endless activities the area offers.  Home of the 1960 Winter Olympic games, many skiers boast that Squaw Valley is the best mountain around for skiing and snowboarding.   Others simply visit or buy for the luxury feel the Squaw Valley name has held for decades.

Tahoe Donner

Tahoe Donner is one of the largest developments in Truckee and affords all the amenities that one could want in the mountains. Amenities include campsites, equestrian facilities, cross-country and downhill skiing, golf course, pools, tennis courts, private beach and boat facilities at Donner Lake, two restaurants, Recreation/Workout center, and a clubhouse, just to name a few. Amenity cards allow unlimited use of these amenities. Property holders receive discounted rates at golf, equestrian and ski services. Tahoe Donner is approximately 85% second home owners and boasts privacy and some of the most private lots.

 Timilick

Secluded on 475 acres in Martis Valley, Timilick Tahoe is the ultimate golf and mountain residential  community.  Cozy and private,  the community features 218 home sites and an even smaller number of Timilick mountain lodges – luxury Townhomes designed and built by the award winning team  behind the acclaimed Yellowstone club.

 Verdi

Set along the Truckee River along the California border, homes in this rural community range from classic old ranch style to million dollar estates. Verdi is a favorite for fly fishermen, horse lovers and those who still enjoy a rural lifestyle but still close to a major city.
